BIM Use: Record Modeling
Record Modeling Record Modeling

Our objective is to maintain models with current construction changes and to use those models to produce final record documents (As-Builts). These are provided to the Appointing Party or local municipality upon completion of the deliverable in the format agreed upon in the BIM Execution Plan.

Potential Value:

Execution Process

1. Design Updates

The Design Team updates models periodically to reflect revisions (Bulletins, ASIs, Change Orders). The revised model and contract documents are transferred to the Construction Manager concurrently.

2. Construction Red-Lines

Field changes and RFIs are tracked by the CM team on as-built drawings weekly. These "red-lines" are incorporated into the fabrication models by the Construction Team/Subcontractors on a monthly basis.

3. Final Verification

At project completion, the Construction Team verifies that models contain all applicable RFIs and changes. Aggregate As-Built models are submitted to the owner according to project requirements.

Software & Deliverables

  • Native Software: Models must be maintained in the original authoring software (Revit, CAD Mech, etc.).
  • BlueBeam Revu: Used for digital mark-ups of contract documents.
  • Deliverables:
    • Native Design Models
    • Native Fabrication Models
    • 2D As-Built Documentation
    • 2D "Red-lined" Sets

Role Responsibilities

  • Owners: Define acceptable format and media type during BEP.
  • Design Team: Incorporate ASIs, Bulletins, and Change Orders.
  • Subcontractors: Update fabrication models to reflect field changes and submit final conditions.
  • Construction Team: QC check of model updates against red-lines and official submission.
